Commercial building inspections are often referred to as "Due Diligence Inspections" or "Property Condition Assessments, (PCA's)".
Listed below is merely a sampling of the many commercial buildings we have inspected over a broad geographical area.

| Three story office building circa 1980's, in West Sacramento, CA.
We performed a PCA with added Pest Inspection, Phase I Environmental Site Assessment, as well as an ADA, (Americans with Disabilities Act), Tier II Abbreviated Survey on this property. HVAC and roofing were evaluated by third party specialty consultants. Inspection was performed in 2010.

| Two story hotel in St. Helena, CA., circa 1910, which was completely renovated in 1990.
This PCA was performed in late 2010. We performed a full Property Condition Assessment, (PCA), including a roofing inspection by a third party specialty consultant. Also included was a detached three unit apartment building and a detached carport.

| Combination retail and office building, circa 1960's.
This is a 19,000 square foot building in Napa, CA. We performed our standard Property Condition Assessment on this structure for the prospective buyers in 2010. All components were assessed by our Senior Inspector, Rick DeBoard.

| Steel framed stucco retail building, circa 2006.
This inspection was for a Panda Express outlet in Hayward, CA. It was a partial assessment only, consisting of only the structure and foundation, along with an ADA (American with Disabilities Act) Tier II Abbreviated Survey. This PCA was performed in 2010.

| A 60,000 square foot strip mall shopping center in Arcata, CA, circa 1960's.
Roofing and HVAC components were subcontracted out to third party specialty consultants. There were over 60 separate HVAC components encountered on this project in varying degrees of operation as well as several different types of roofing surfaces.

| Assisting Living Facility, 365 living units, 17 buildings, circa 1970's.
This Due Diligence Inspection (another phrase for Property Condition Assessment), was performed for our California client but the property was located in Mt. Pleasant, South Carolina. Our team of inspectors and consultants were hired locally and our Senior Inspector Rick DeBoard supervised and prepared the report.

| Tilt-up building, 55,000 square feet, circa 1970's.
This structure was a former manufacturing facility, in Santa Rosa, CA., and had not been occupied for several years. Electrical power, water and gas were all turned off at the time of the assessment, so a 300 KW generator was brought in so that we could power up the many HVAC roof mounted units. We performed this Due Diligence Inspection in 2010 with the help of an electrical engineer, an HVAC consultant and a plumber (to scope the below grade sewer drains). This assessment also included an ADA (Americans with Disabilities Act) Tier II Abbreviated Survey.

| 5,000 square foot office building, circa 2000.
This building is located in Fairfield, CA., and at the time of the PCA was occupied by a branch of New York Life Insurance. We conducted a standard Property Condition Assessment.

| 6,000 square foot retail building, circa 1970.
This Due Diligence Inspection was performed a few years ago on a building in Ukiah, CA. All components were evaluated by Rick DeBoard, our Senior Consultant.

| Assisted Living Facility in Alpharetta, GA., circa 1070's.
This 120 room facility was inspected for a California client, although the property was located in Georgia. A team of inspectors/consultants was hired locally and our Senior consultant supervised and prepared the report. Pre-Spect performed several inspections on assisted living facilities for this same client, all of them located in the Eastern seaboard states.

| 9,100 square foot retail space, circa 1960's.
This building is a part of a larger outdoor shopping mall in downtown Napa, CA. We performed a standard Due Diligence Inspection along with an ADA (Americans with Disabilities Act) Tier II Abbreviated Survey.

| Victorian Bread & Breakfast, circa 1870's.
This old home was converted into an apartment building many years ago, and then into a B & B. Located in the Monterey area with a beautiful view of the ocean from the upstairs windows. Part of this assessment included a newer detached apartment building in the rear.

This building, located in Benicia, CA. in an industrial park was inspected in 2010. I had been used as a Goodyear Tire shop and was unoccupied at the time of the PCA.
